According to the Integrum Construction Project Managers Report, construction costs for a standard bungalow in Nairobi, Kiambu, Machakos, Nakuru, Kajiado,Nyeri, Laikipia, Meru, Murang’a, Kirinyaga and Embu are at around Sh. 48,750 per square metre or Sh. 4,529 per square foot. A luxurious bungalow on the other hand will cost in at Sh. 63,640 per square metre or Sh. 5,912 per square foot.

A middle class maisonette in these areas will cost Sh. 53,800 per square metre or Sh. 4,998 per square foot. A luxurious maisonette will cost Sh. 84,000 per square metre or Sh. 5,142 per square foot.

These costs tend to vary mildly in other regions such as the Coast, Rift, Nyanza and Central regions. In the Kisumu, Kakamega, Kericho, Homa Bay, Kisii, Bungoma, Uasin Gishu, Busia, Kitale, Siaya regions, the Integrum Construction report for this year estimates the cost of a standard bungalow at Sh. 49,770 per square metre or Sh. 3,902 per square metre.

A luxurious bungalow is estimated at Sh. 77,000 per square metre or Sh. 6,076 per square foot. A middle-class maisonette is estimated to currently cost Sh. 59,945 per square metre of Sh. 4,808 per square foot while a luxurious maisonette is estimated to cost Sh. 87,250 per square metre or Sh. 6,875 per square foot.

At the Coast region areas of Mombasa, Lamu, Taita Taveta, Kwale, Kilifi, and Tana River, a standard bungalow is at Sh. 50,840 per square metre or Sh. 4,018 per square foot. A luxurious bungalow in this region is currently at Sh. 65,460 per square metre or Sh. 5,426 per square foot.

A maisonette in the Coast region for the middle-class is estimated to cost Sh. 57,550 per square metre or Sh. 4,645 per square feet. A luxurious maisonette in the same region is at Sh. 75, 175 per square metre or Sh. 6,108 per square foot.

It is important to note that once you complete the structure, how your roofing, finishing and flooring are done will greatly determine how the total cost is accelerated. For instance, by the time you complete a 4 bedroom bungalow house, it is likely that your total cost will range between Sh. 3.5 million and Sh. 6.5 million.
