Places with cheap land in Nairobi

Which are the places with cheap land in Nairobi? Well, a report by Cytonn Investment has come out to show which areas have land selling at affordable and cheap prices in Nairobi.

According to the report on cheap land in Nairobi, land rates in Upper Hill have been on an upward trend while prices for parcels of land in Athi River remain low and hugely affordable.

At Sh. 4.1 million an acre, Athi River has the cheapest land in the metropolitan area, with an acre of land in Thika, Juja and Ongata Rongai at Sh. 9.2 million, Sh. 9.6 million and Sh. 9.9 million respectively.

In the category of satellite towns outside the boundaries of the capital, land in Ruaka, Limuru Road, is the most expensive at Sh. 77 million per acre. Ruaka is in Kiambu County.

Its growth was boosted by the construction of the Northern Bypass and its proximity to the city has also played a part in making it a popular residential area.

Ruiru in Kiambu County is also high in the list of satellite towns, with land going for Sh. 19.7 million an acre. Limuru (Sh. 16.7 million), Ngong (Sh. 14.4 million), Ruai (Sh. 13.1 million) and Syokimau and Mlolongo (Sh. 12.1 million).

Majority of this land is unserviced – not connected to the sewerage or water distribution systems as well as electricity.

When looking at places with cheap land in Nairobi, Kileleshwa is among the highest rated, with an acre going for an average of Sh. 306 million.

In Githurai, an acre is going for Sh. 46 million, Dagoretti Sh. 99 million, Kasarani Sh. 64 million and Embakasi Sh. 70 million.
