Eastern Bypass expansion and land value in Ruiru, Kangundo Road

In November 2021, the China Communication Construction Company Limited started expansion works on the Eastern Bypass.  The Eastern Bypass expansion will see the road turned into a dual carriageway at a cost of Sh. 12.5 billion. The 28-kilometre road stretches through busy centres such as City Cabanas, Pipeline, Utawala, and Ruiru.

Dualing of the road will also boost the proposed Kenyatta family-owned Northlands City that will straddle Eastern Bypass and Thika Superhighway. Northlands City, a mega urban development consisting of residential, industrial and commercial units, will accommodate an estimated 250,000 people. Easy access is key for attracting investors to the city, which it is estimated will generate up to 30,000 vehicles per day spilling onto the Eastern Bypass and 27,000 vehicles per day onto the Thika Superhighway.

Among other roads that link people with the city center that are set for expansion include the Northern Bypass, and Kangundo road. The multi-billion project is intended at easing the ever growing traffic jam on the road that links motorists from the busy Mombasa-Nairobi highway to Thika Superhighway.

Expansion of Infrastructure such as roads comes with its benefits to a region especially economically and human capital wise. n the case of land, how the expansion of the Eastern Bypass affect land prices and land value around Ruiru and Kangundo Road which are satellite towns in the Nairobi Metropolitan area.

The Eastern Bypass connects the Thika Super Highway and Mombasa road with a collection of many small residential and commercial estates in between.

Its expansion will be a blessing to many who work in the city centre because they can be able to own homes in cheaper towns that are only few minutes from the CBD. Once the expansion which has already started is complete, the prices of land and rent among other properties will automatically hike because everyone will be looking to own a property in towns along the bypass.

These towns include; Ruiru and Kangundo. These areas will be more open to business, thus raising the cost of living in Ruiru. Real estate companies will also be scrambling for a piece of this golden place which will move the prices even higher.

Places to buy land at below Sh. 2 million in Kiambu County

For land, the higher the demand, the higher the price will keep going up. The closer it is to a good road network, the higher the land sells.

Timing is key, and any smart person looking to buy land along these areas, should consider making an investment now before the prices skyrocket.
