Nairobi County to build 60,000 houses in 10 estates

Housing in Nairobi County is set to receive a major boost after the Nairobi Metropolitan Services (NMS) announced that it will start the redevelopment of 10 county estates. NMS announced that it will set up to 60,000 houses.

The 10 estates that will be developed include Woodley, Bahati, Maringo, Jericho, Lumumba, Ziwani, Embakasi, California, Kariobangi North and Bondeni.

“We have embarked on the development of 10 estates where we are erecting an additional 60,000 housing units to address housing backlog in Nairobi,” NMS housing and urban renewal deputy director Marion Rono said. She added that the Bahati Estate project will see building of 12,000 high-density storied buildings of between six and 16 floors consisting of three, two and one-bedroom units to replace bungalows sitting in the 20.4 hectares estate.

Another 10,000 units will be constructed in Lumumba, Maringo (8,000), Kariobangi North (1,500), Embakasi (4,000), Bondeni (774), California (2,500) and Woodley Estate (6,000). The second phase will now join the ongoing first phase regeneration of other seven Nairobi County government estates including Ngong Road Phases I and II, Uhuru Estate, New Ngara, Old Ngara, Suna Road, Pangani and Jeevanjee/Bachelor Quarters.

According to data from the department of housing, these acquisitions make up about 30 per cent of the housing units that are expected to be completed in December 2023.  The units are being constructed under the government’s Affordable Housing Program. This project will see the construction of 605 units where 45 will be one-bedrooms, 180 two-bedroom and 380 units three-bedroom.

The price for 1 bedroom unit Sh. 1.55 million; two bedroom Sh. 3.15 million, and three bedroom Sh. 4.25 million. In April, the State shall also commence the construction of a Sh. 18 billion housing complex at Mowlem Estate, in Nairobi. This project will comprise 4,900 units which will be done in three phases with the groundbreaking of phase one at the end of the first quarter of 2022.

The first phase will include 1,200 housing units, 2,000 more units will be in phase two and the balance of 1,700 units will be done in phase three. Studio units will be 880 in total costing Sh. 1.8 million, while one bedroom with 660 units will be going for Sh. 3 million. Two-bedroom, which will have 1680 units, will be sold for Sh. 3.7 million and a three-bedroom with 1680 units will be sold for Sh. 5.4 million. Housing units under the AHP program have been a hot cake due to the high demand for houses. Kenya has an annual housing demand of 250,000 units with an estimated supply of 50,000 units, culminating in a housing deficit of 2 million units, or 80% deficit.
