India's Adani Airports goes after 30 acres of land near JKIA

The Adani Group’s Adani Airport Holdings is now targeting some 30 acres of land near the Jomo Kenyatta International Airport (JKIA).

Adani Airports says that it is aiming to develop luxury hotels and other commercial buildings on this land after taking over the JKIA in a single-sourced deal that has been accepted by President William Ruto’s government despite widespread opposition.

The company says that 28 acres out of the 30 acres shall be reserved for hospitality. The two remaining acres shall be reserved for retail, food, and beverages.

The Adani Airports claims that it shall build three hotels next to the JKIA. These hotels shall include four and five star resort hotels with 250 and 200 rooms. It further claims that it shall build a three-star hotel with 150 rooms.

“Adani Airports aims to create unique and futuristic facilities and explore the development of concepts such as hospitality district, world class retail and placemaking initiatives such as mixed-use development,” a proposal by the company states.

“The focus will also be offering diverse eclectic choices in food and beverages options catering to various cuisines and occasions.”

According to a report that appeared in a local daily, the terms of Adani’s proposals for real estate developments are skewed favourably toward Adani.

Apparently, all revenues accrued from commercial development shall be appropriated by the company. At the same time, Adani may enter into contracts with any person in connection to commercial development, and any termination of the overall airport concession will not affect the city-side development concessions and related contracts.

Adani will also have the right to sublease assets that shall form part of its development on the 30 acres of land near JKIA that it is targeting.

The proposal further states that Adani will require the Kenya Airports Authority (KAA) and the government to take on the burden of land acquisition at no extra cost to Adani. Additionally, KAA and the government shall be responsible for any litigation that anyone might file in relation to the land.
