The Kenyatta family is undertaking an ambitious real estate project to develop an 11,000-acre mixed-use estate that will include residential, industrial, and commercial units, accommodating over 250,000 people.
The project, estimated to cost Sh500 billion, is being developed by Triad Architects, a leader in Architecture, Design, and Development in Africa.
Founded in 1963 by Amyas Connel and Graham McCullogh, Triad Architects and planners is credited with developing key landmark buildings in Kenya, including the Kenya Parliament.
In the Northlands project, the company has partnered with with GAPP Architects & Urban Planners and Kenmt Bill Engineers & Planners and Mangat I.B. Patel & Partners among other to actualize the project.
Northlands City Master Plan
The upcoming city, expected to surpass Tatu City, has earmarked 3,570 acres for housing, with 3,134 acres set aside for low-density housing, 306 acres for high-density housing, and 130 acres for medium-density residential housing.
The low-density segment will have 601 villas and 1,320 townhouses while the medium-density area is reserved for 670 townhouses and 368 housing units in blocks of flats.

A total of 6,980 units on blocs of flats and some 3,100 townhouses have been planned for the high-density residential housing area.
The master plan shows that 390 acres have been set aside for a business district, including some 33 acres that are earmarked for a mall or hotel and two acres for a clubhouse.
Northlands Business District
Northlands Business District is strategically situated near Kenyatta University and the Thika Superhighway.
It will cover an area of 390 acres, with 33 acres designated for a mall or hotel and 2 acres for a clubhouse.
Northlands Industrial and Logistics Park
Planners have set aside 695 acres of land to construct an industrial park. 650 acres have also been designated for a logistics park.
Brookside dairies will occupy 65 acres, while 1697 acres will be utilized for open recreational space. 266 acres will be equipped with water features.
Northlands wildlife conservation, Gicheha farm
Most of the land, amounting to 5156 acres, has been reserved for agriculture and wildlife conservation. Gicheha Farm is the primary occupant of this section.
The implementation of the Northlands City master plan is divided into four phases, which will take a total of 50 years to complete.
