“Use the money to pay school fees”: Landlady tells tenants as she waives January rent

Martha Wanjiru, a Nairobi landlady has warmed the hearts of Kenyans after her generous decision to waive the rent for her tenants in January.

In a viral video, Wanjiru who owns flats in Rongai, Kajiado County told her tenants to use the January rent to sort other needs including their back-to-school bills.

“To all my Kenyan tenants, happy New Year 2025, may it be filled with blessings and as you celebrate the New Year, no payment of the January rent. So, celebrate to the fullest, take your children back to school,” she said.

She further thanked her tenants for supporting her business while reminding them to always extend the kind gesture to others.

“Use the rent money you were to pay me to take care of your kids, and if you do not have children, use it for your family or anything you want. We bless you with that money. Thank you so much for being wonderful tenants. We wish you all the best, and if you are blessed, remember to also bless others,” she added.

This is not the first time Wanjiru has waived January rent for her tenants as she did a similar thing in January 2023.

In a past interview, she revealed the move is a way of giving back to the community as well as a show of gratitude to God after her son’s excellent high school performance.

“I made a vow that if my son passed his secondary school and joined the university, then I would help other parents shoulder the burden that comes with paying fees,” she told Citizen TV.

She however revealed the cost implications of the kind gesture noting that the move set her back hundreds of thousands given the monthly rental income tax and maintenance cost.

“Each home pays Ksh10,000 rent which brings the sum to Ksh150,000. Besides that, there is the rental income tax, which I will pay from my pockets. When you gift someone, you do not do it with underlying conditions,” Wanjiru noted.

According to the law, each owner is required to remit 10 percent of their gross residential rental income and file returns on the same before the 20th day of the following month.
