State to build Sh. 18 billion housing complex in Mowlem Estate Nairobi

The government has announced a housing complex that will cost Sh. 18 billion. The new housing complex will be built in n Nairobi’s Mowlem Estate. Construction for the estate is set to be launched this year.

The project will comprise 4,900 units which will be done in three phases with the groundbreaking of phase one at the end of the first quarter of 2022. The first phase will include 1,200 housing units, 2,000 more units will be in phase two and the balance of 1,700 units will be done in phase three.

Studio units will be 880 in total costing Sh. 1.8 million, while one bedroom with 660 units will be going for Sh. 3 million. Two-bedroom, which will have  1680 units, will be sold for Sh. 3.7 million and three-bedroom with 1680 units will be sold for Sh. 5.4 million.

According to Housing Principal Secretary Charles Hinga, this will be the first transit-oriented development (TOD) housing programme to be built in Nairobi. “This project will be the first of what we call the Transit-Oriented Development (TOD) in Kenya,” said PS Hinga. “The location is strategic for all residents and that means the transport is sorted. One can hope in a train, go do errands or report to work using the train.”

Home owners under this project will be able to access railway transport right at their doorsteps as the housing complex will be linked with the Dandora Commuter Rail Station.

Seascan development limited, who are the developers, noted that the design of the Mowlem project will be friendly to the buyers.

“As Seascan , we focus on Affordable housing and specifically with this Mowlem project. Our designs for the AHP in a manner that Kenyans can be able to live, work and play within the city,” said Fidel Gondi, the Director. Some of the social amenities will include Internal roads and surface water drainage, Gatehouses, recreational and social, commercial and educational facilities.

Kenya has an annual housing demand of 250,000 units with an estimated supply of 50,000 units, culminating in a housing deficit of 2 million units, or 80% deficit.
