Naivasha’s Osotua Luxury Resort on auction over Sh900 million debt

The Osotua Luxury Resort that is located in Naivasha has been put up for auction reportedly over a Sh900 million debt. The hotel which opened barely four years ago will be auctioned on Wednesday, June 11, 2025 in an auctioning that will be facilitated by Integra Auctioneering Company.

According to an advertisement by Integra Auctioneering Company, the Osotua Luxury Resort is made up of 12 three-bedroom villas, seven two-bedroom villas, and 30 studios (hotel apartments).

The resort overlooks Lake Naivasha and has been a tourist and conferencing resort. It is situated on Moi South Lake Road which is about 18 kilometres off the Naivasha-Maai Mahiu – Nairobi Road. It is approximately 23 kilometres from Naivasha’s Central Business District.

Further, the auctioning advert reveals that the resort sits on about 10 acres of land, of which 4.6 acres have not been developed yet.

Potential buyers seeking to take part in the auctioning will be required to pay a refundable deposit of Sh5 million in order to obtain a bidding number for the exercise.

“A refundable deposit of Sh5 million must be paid to obtain a bidding number. Please note that [there will be] no bidding whatsoever without a bidding number… Conditions of sale are available on request at our offices and viewing of the property is possible during normal working hours prior to arrangements with ourselves,” the auctioneers stated.

“A deposit of 25 percent must be paid by cash or bankers cheque at the fall of the hammer and the balance must be paid to the chargee’s advocates within a period of 90 days from the date of sale.”

The resort was constructed with funding from the Housing Finance in 2021. At the time, three bedroom villas at the property were going for Sh42.5 million each while two bedroom villas were going at Sh37.5 million each. Studio villas on the other hand were being sold at Sh17 million.

A spot check on Housing Finance marketplace shows that the lender had attempted an auctioning of the property in April 2023. That auctioning was to be facilitated by Hegeon Auctioneers.
