Here’s the process of buying and owning land in Kiambu County

Owning Land in Kiambu County: Land is one of the most purchased and most looked for property around the outskirts of Nairobi, and Kiambu being one of the neighbouring Counties, it offers the best and most affordable lands for persons looking to settle close to the City.

If anything, Kiambu which hosts towns like Juja, Ruiru, Ruaka and Limuru among other satellite towns within Nairobi has provided homes for millions of people who work in Nairobi city, and continues to attract more people.

The legal process of owning land in Kiambu County is pretty much simple simply because the legal procedure is the same. What varies here is the amount set by the different counties on the various land acquiring processes including; land search, land rate clearance certificate, consent to transfer, stamp duty, registration of transfers and obtaining a new title deed.

The amounts charged on these services are set by the Ministry of lands and are very constant, but some vary depending on the county you are making the acquisition in.

Here is the process;

1.    Conduct a search to ensure the land is available and it exists

To do this, you first get a copy of the title deed from the seller after you have identified the piece of land for a search at the Ministry of lands and the County lands office to ensure there are no unsettled land rates.

2.    Agreement

After the buyer and seller agree on price, a sale agreement is drafted and issued which once executed, the agreed upon deposit is paid by the buyer.

3.    Valuation

The valuation of the land is then made by a valuer who visits the land to determine the true value of the land, and how much one will pay for stamp duty. Stamp duty is a form of tax on land, which is paid by the buyer and it varies from county to County.

4.    Transfer

The transfer documents will only be approved after receiving consent from the Lands Control Board. Once payment is completed, the buyer will be required to produce their KRA PIN, ID and passport photo which will be forwarded with the transfer forms to the board.
